How can checking the condition of the parapet walls help you spot early roof edge problems?

Parapet walls – the low walls around the edge of a flat roof or terrace – are often where water, wind and sun hit hard. Cracks, peeling paint, exposed reinforcement or crumbling plaster on these walls can hint that the roof edge isn’t fully healthy.

If water seeps into those cracks, it can travel down into external walls, causing damp patches in rooms below. Damaged parapets can also be a safety risk if they weaken over time.

By simply walking along and visually inspecting them, you can see whether they’re solid and well-maintained or badly neglected. Fresh, intact plaster and paint suggest regular care; deep cracks and stains suggest you may be inheriting future repair costs.

The edges of a roof are where trouble often starts – parapets tell you how much attention they’ve been getting.
